Industrial for Rent Singapore



The leasing market for the Industrial market has not been doing well since 4th Quarter 2015. Volume dropped 5.4% Quarter to Quarter although the whole of 2015 seems fine.

With major completions in 4th Quarter 2015, the situation seems to be demand chasing the new developments that were available in 2015.

It was reported in the Straits Times that there was no reprieve for manufacturers in Singapore, being dragged down by shrinking domestic and export orders, production output and inventory. Manufacturing output is expected to be stable even as tepid global growth continues to stress on factories.

With the surplus industrial spaces, lower factory orders and labor constraints, rental expectations of the landlords have to be realistic to retain their tenants. Some tenants enjoyed slightly lower rent upon renewals and there is also a fear of rising interest rates for the landlords.

The industrial market of Singapore does not augur well and with the additional supply of 31.1 million sqft in 2016, factory rents will likely be pressured lower. In the east and west of Singapore, occupancy levels are expected to be heading to the low 90% level from the mid 90% level. These regions house the majority of trades related to marine and oil and gas sectors.

Over the South and Central areas, occupancy level are expected in the mid 90% level due to clustering effect of service related companies. There is a great opportunity for Singapore logistics industry though. The government is looking to make delivers to shopping malls with better technology for the domestic logistics sectors and aim to help firms to cope better with land and labor constraints. Logistics companies are to consolidate, coordinate delivery and reception of packages from warehouses to malls and vice versa. The number of trucks to be employed will be reduced.

Another area of growth is in e-commerce. There is a need to have a closer look in the supply chain process and an expansion of the logistic market. Landlords could look into adapting their warehouse spaces for use by these e-retailers.

Outlook for 2016

Overall, the industrial market for 2016 is expected to soften further as business conditions get tougher. The number of leases fell 8% on quarter to quarter for the first Quarter 2016. Rents declined by 5.6% and the decline is slowing affect the high-tech property sector. The causes of these are from the new norm for oil prices, slowing of global trade and the rapid change in technology. In addition, there are the weak economic conditions of Singapore export markets and a tighter control on foreign workers.

Manufacturer may choose to hold back on their export sales, and would strengthen the demand of storage spaces for their growing inventories.
